Employee Housing Agreement
This agreement is in place to ensure that you have a safe, clean, quiet and secure accommodation to reside during your employment at Banff Aspen Lodge.

When new tenants arrive a pre-inspection report of their staff accommodation will be done with a manager and the tenant within 24 hours of the tenant moving in. A damage deposit of $150 is deducted from the employee's second pay cheque and will be refunded only after the premises have been vacated and a post-inspection report has been filled out and the premises have been found in good condition. The first $75 will be deducted from your 1st paycheque and $75 will be deducted from your 2nd pay cheque.

Please note ~ the numbers fluctuate in Employee Housing: 349 Beaver Street Upper can have a maximum of 8 people; 349 Beaver Street Lower can have a maximum of 5 people; Hotel Housing can have a maximum of 4 people and 103 Moose Corners can have a maximum of 4 people.

  1. Tenants are responsible for all day to day maintenance and cleaning of their units in a fashion equal to or exceeding industry norms. Failure to maintain the premises in such a manner may result in immediate eviction. Problems of disrepair or cleanliness must be rectified within thirty six (36) hours of receiving written notice from the landlord. The staff accommodations are inspected every week at 11:00am on Thursday. Pay cheques may be withheld until accommodation inspection is approved by the Banff Aspen Lodge management team.
  2. Keep common areas clean. This means the kitchen, living room and yard/patio.
  3. Consideration of your fellow house mates is essential. (Personal belongings should be kept in your bedroom)
  4. Recycling must be removed prior to Thursday's inspection (day subject to change), if not will be added to the hotel recycling.
  5. Do not leave dishes in the sink- clean after each use.
  6. If your employee housing is not cleaned to industry standards the hotel may hire a third party to clean your accommodation, of which you will be charged market value. This will be deducted from your paycheque.
  7. No overnight guests allowed. Overnight guests will be charged with trespassing and the employee representing the guest may be subject to immediate eviction. Tenants are responsible for their guests. Suggested places for your guests to stay at are; YWCA 762-3560 & The Hostel 762-4122.
  8. Tenants are allowed:

    1. Visitors between 12pm to 9:30pm.
    2. Only 1 visitor per tenant with a maximum of 3 visitors per household
    3. Tenant must be present when visitor is visiting
    4. Intoxicated visitors are not allowed
    5. Visitors must sign in and out on sheet posted by telephone
    6. Always have consideration for your roomates when it comes to guests
    7. Visitors may not be Banff Aspen Lodge guests
    8. Tenants are responsible for their guests.
  9. NOISE LEVELS MUST ALWAYS BE KEPT LOW. Loud music and unruly behavior deemed to affect other tenants, neighbours or hotel guests' peace and quite, may result in the offending tenants immediate eviction. Tenants not involved are obilgated to contact the General Manager or Duty Manager by phoning the hotel at 762-4401. If after hours, the Front Desk will contact the appropriate manager.
  10. Garbage should be taken out daily and is to be put in bins across the street. DO NOT LEAVE GARBAGE OUTSIDE WHERE ANIMALS CAN GET AT IT. (This is a town By-law)
  11. In the winter the sidewalk and steps leading up to the house must be kept free of snow and ice ( Snow shovels and brooms provided. Location: upstairs in the entrance closet, downstairs in the furnace room). Refusal to do so will result in a $10 per person fine and possible eviction.
  12. Any complaints lodged with the hotel from the Town of Banff or the RCMP regarding staff conduct while on the property ( i.e. garbage, unruly parties, snow removal etc.) will result in immediate action.
  13. Consent from the Housekeeping Manager must be given before equipment or additional supplies are taken to the staff house, and should be returned when you are done. Intentional damage or stealing from the hotel property will give grounds for instant dismissal and eviction. All furniture (bedding, chairs, couches, etc.) to remain the same unless approved by the General Manager. All bedrooms to have single beds.
  14. The yard must be kept neat and clean at all times. This means all clothing, garbage and other belongings must be put away when done using them. Number 8 rule applies to the yard area.
  15. Consumption or sale of illegal narcotics by employees or their guests is strictly forbidden and will result in immediate eviction.
  16. Any acts considered illegal by the Canadian Criminal Code, that are committed within the employee's rental units will result in immediate eviction.
  17. Smoke alarms must not be tampered with, it is unlawful. The smoke alarms are for your protection. You will be fined if necessary.
  18. No smoking, no burning of candles or incense is allowed and may result in tenants eviction.
  19. All past employees are not permitted on the property and may be charged with trespassing. Please do not encourage or condone it.
  20. Tenants are responsible for the security and care of all house equipment/appliances supplied by hotel including, furnishings, TV, DVD, microwave, pots & pans etc. Any damaged or missing items may result in the replacement cost of that item being deducted from the tenants pay cheque.
  21. Willful damage to any hotel property will be assessed and charged to those involved. Responsibility lies with the host for any damage occurring by a guest. The amount owing will be based on the fair market value for the goods and materials required to repair and/or replace the damage and a tradesman's wages.
    Drywaller $50/hour
    Plumber $60/hour
    Electrician $60/hour
  22. Any damage or maintenance problems in the staff house should be recorded on an Employee Feedback Form. The maintenance dept. will repair as soon as their schedule warrants. Requests will be granted at the General Manager's discretion.
  23. Any problems with the Wireless Equipment must be recorded on an employee feedback form and submitted to your department manager immediately. Note, wireless is provided as a priviledge and hotel matters will take precedence over wireless issues. Any problems with this service will be corrected by the General Manager in conjunction with the service provider as time permits. Charges will apply for damage to the router. The wireless router is property of the Banff Aspen Lodge and may not be removed for any reason as charges will apply.
  24. There is to be no music outside staff accommodation.
  25. Tenants are not permitted to make any cosmetic or structural changes to suites, the hanging of pictures, shelving, etc. without consent. Failure to comply will result in immediate eviction. Posters may be hung with sticky tack. Cost for holes in walls made by pins, nails etc. is $60/hr.
  26. Upon completion of employment you are expected to vacate the staff accommodation no later than 12:00 p.m. on the day following dismissal. Your room must be properly cleaned and bedding, keys and glassware must be on your bed then an accommodation inspection will take place by Maintenance Manager ( in his absence the Housekeeping Manager). An appointment must be arranged at least 48 hours prior. If your assigned staff house room and common area is not cleaned upon departure, a fine may be levied against your final pay.
  27. Any abuses will result in a loss of privileges or eviction.
  28. As units are rented on a daily basis, notice of eviction is not necessary.
  29. All pets are strictly prohibited.
  30. Skis(winter only) and bikes(summer only) are to be kept in Banff Aspen Lodge Ski Lock Up located outside behind front desk. Front Office Manager to assign lock and key. Lost key $10 and Lost lock $20 charge. To be returned upon completion of employment or end of season.
  31. The Banff Aspen Lodge insurance plan does not cover your personal belongings therefore we recommend getting Tenants Insurance which can be purchased from Rocky Mountain Agency or AMA.
  32. The Banff Aspen Lodge will do our best to provide at least 24 hours notice to a new tenant moving in.
  33. Laundry facilties to be used by tenants only. Abuse of this privilige may result in laundry machines being removed.
I have read, understood and will comply to the preceding housing agreement and have witnessed any changes.
The cost is $12.75 per day. This is deducted from your paycheque.
